The 2014 rankings by the National Association of Home Builder’s American Leading Markets Index ranked Johnson City number 7 out of 359 MSA’s for the recovery in the housing market based on employment, house prices, and the number of single-family building permits. This shows that the Johnson City market has bounced back from the recession extremely well, proving that it is a highly desirable place to live with ample housing options.
Luxury housing is abundant, with neighborhoods like The Ridges, The Gates, Stone Ridge, Devault Estates, Ridgeview Meadows, and Lake Meadows, just to name a few. In a recent Housing Realty Study, Johnson City was found to have about triple the number of $400,000+ homes on the market and sold within the last year when compared to nearby Kingsport and Bristol.
New townhome neighborhoods, apartment complexes, and student housing developments built in the past few years (2010-present) represent about a $150 million investment collectively. The downtown Johnson City area has seen the most activity in new apartments which include Paxton Place, London’s Lofts, Evolve Mill City View, and the new bank building apartments. New student housing developments for ETSU students include University Edge and Monarch 815.
